نبذة مختصرة : The construction project often has to deal with a lot of changes in the implementation process, there are many difficulties and obstacles that project managers are facing and have to be solved on their daily work to make the project complete in a timely manner, it is risk. Risk is the internal or external factor that makes the project out of plan and therefore affects its result. Thus, the purpose of this research is to identify the risks that affect project result and propose some solutions to manage them. The survey includes 220 questionaires obtained from research objects who are investors, consultants and main contractors in multistory apartment buildings, office buildings, villas, trade center buildings which are finished from 1999 to 2009. The result of multiple linear regressions confirmed there are four of seven factors cause risk to the project, which are financial risk, technical risk, management risk and market risk. The result also shows that the model explained 21% for the population. The result of ANOVA confirmed the changing of technical risk, management risk and market risk due to project scale. Based on the confirmed model, some solutions to manage the risk have been proposed to project managers.
