Heritage Rehabilitation and Tourisme Gentrification in the Making of a Touristic Destination: the case of the Historical City-Centre of Rennes, France ; Patrimonialisation et/ou gentrification? De la stratégie de reconquête du centre ancien de Rennes à la production d'une destination touristique

International audience ; This article examines the links between heritage development and tourism gentrification, based on the case of the historical city-center of Rennes, a medium-size city in France, and focus on territorial marketing strategy. It discusses the relationship between a rehabilitation system of a degraded historical area and a tourism development process guided by the attractiveness of the city. The concept of tourism gentrification is deconstructed from a specific case where the heritage resource is undergone a strong and restrictive public intervention of urban renewal. Hence, heritage development appears to be an essential factor in the construction of a touristic destination; in the same time, the socio-spatial transformations of the heritage city-center rely as much on metropolisation process as on touristic frequentation. Furthermore, the article demonstrates that the rehabilitation of urban heritage does not directly lead to a gentrification process, but that the modalities of tourism development lead to a form of tourism gentrification through the commodification of the historical district. ; Cet article interroge les liens entre patrimonialisation et gentrification touristique à partir du cas du centre ancien de Rennes, en analysant particulièrement les stratégies de marketing territorial qui s’y rapportent. Il discute l’articulation entre un dispositif de réhabilitation d’un centre ancien dégradé et un processus de mise en tourisme guidé par l’attractivité métropolitaine. La notion de gentrification touristique est déconstruite à partir d’un cas spécifique où la ressource patrimoniale connait une intervention publique forte et contraignante. La patrimonialisation apparait alors comme un facteur essentiel de la construction d’une destination touristique, et les transformations socio-spatiales du centre-ville patrimonial relèvent autant des dynamiques métropolitaines que des fréquentations touristiques.
