Análise comparativa de custos de sistemas estruturais para construção de habitações de interesse social no município de Palmas/TO: light steel framing x alvenaria estrutural

The city of Palmas, state of Tocantins, presents a serious problem regarding its housing situation, with a high relative inequality when compared to other regions of the country. The present study presents a comparison between two constructive methods through an analysis of direct costs for the construction of a Social Interest Housing in the region. The first method studied was Structural Masonry, widely used for the construction of housing estates in the region, and the second was the Light Steel Frame, still not often used, but has an expansive potential. Based on a ready-made project in Structural Masonry, an adaptation was made for the Light Steel Frame one. Then proceeded to the survey of quantities for the stages of superstructure, coverage, coating, lining and painting, the creation of unitary compositions, and finally, the survey of their direct costs. It was verified that despite the Light Steel Frame presenting significant lower costs in the other stages, its superstructure stage still has a high value compared to Structural Masonry, which makes it the most expensive option, costing approximately 7,68% more. ; A cidade de Palmas, estado do Tocantins, apresenta um grave problema referente à sua situação habitacional, com um déficit relativo elevado quando comparado à outras regiões do país. O presente estudo apresenta um comparativo entre dois métodos construtivos através de uma análise de custos diretos para a construção de uma Habitação de Interesse Social na região. O primeiro método estudado foi a Alvenaria Estrutural, muito utilizado para a construção de conjuntos habitacionais na região, e o segundo foi o Light Steel Frame, ainda pouco utilizado, mas que apresenta potencial expansivo. Com base em um projeto já pronto em Alvenaria Estrutural de blocos de concreto, elaborou-se uma adaptação do mesmo para o Light Steel Frame.
